Sellers Checklist

For Showings/ Photography

• Turn on all the lights/ lamps

• Turn OFF ceiling fans

• Open blinds/curtains in the daytime. 

• Put toilet seats down.

• Make beds.

• Fresh vacuum lines/ Sweep floors

• Keep pets secured. 

• Light the electric fireplace (if seasonally appropriate)--not a great idea for gas or wood burning

• Vacate the property                                                                                               

Some general tips before listing:

 

Exterior

• Keep the grass freshly cut/ Snow removed from driveway and walkways

• Remove all yard clutter.

• Apply fresh paint or stain to wooden fences.

• Apply fresh paint or stain to the deck.

• Paint the front door.

• Weed and apply fresh mulch to garden beds.

• Clean windows inside and out.

• Wash or paint home's exterior.

• Tighten and clean all door handles.

• Ensure gutters and downspouts are firmly attached.                                            

Interior

• Remove excessive wall hangings, furniture and knick knacks (consider a temporary self-storage unit)

• Clean or paint walls and ceilings.

• For stained trim, use Old English Wood Polish/ Scratch over.

• Shampoo carpets. 

• Clean and organize cabinets and closets. (THINK- 50% rule.  All closets & cabinets are only 50% full.)

• Repair all plumbing leaks, including faucets and drain traps.

• Clean all light fixtures.

• Kitchen and bathroom countertops cleared.

• Pets? Smokers? Give your house a sniff check. We tend to become nose blind to our own homes. But also, don't overdo it to mask a smell! 

• DEEP clean!
